1. PROPERTY
The Sublessor sublets the following rental unit to the Subtenant:

2. ORIGINAL LEASE
This sublease relates to the original lease between the Sublessor and the Landlord (Residential lease dated January 1, 2026). The Sublessor remains fully responsible to the Landlord under the original lease for the entire sublease term.

3. LANDLORD CONSENT
The Landlord, Jordan Miller, has consented to this sublease.

4. TERM
This sublease begins on 2026-12-01 and ends on 2027-05-31. It cannot extend beyond the end date of the original lease.

5. RENT
The Subtenant shall pay rent of $$1,150 CAD per month, payable to the Sublessor on the 1st of each month by Interac e-Transfer.
Security/damage deposit: $$1,150 (one month's rent, held as security) CAD, to be returned at the end of the sublease less any lawful deductions.

6. UTILITIES AND SERVICES
Utilities are shared as follows: Hydro-Québec electricity and internet split 50/50..

7. CONDITION OF THE UNIT
Unit handed over clean and in the same condition as at the start of the original lease, normal wear excepted.

8. RULES CARRIED OVER
The Subtenant agrees to follow all rules of the original lease and the building, including:
No smoking. Quiet hours after 10 p.m. No pets without written consent.

9. MAINTENANCE AND REPAIRS
The Subtenant shall keep the unit clean and in good condition, promptly report any maintenance issues to the Sublessor, and shall not make alterations without the Sublessor's (and where required, the Landlord's) written permission.

10. TERMINATION
Either party may end this sublease early by giving written notice as required by the Civil Code of Québec (lease of dwellings) and Tribunal administratif du logement. The Sublessor may end the sublease if the Subtenant materially breaches this agreement.

11. GOVERNING LAW
This agreement is governed by the Civil Code of Québec (lease of dwellings) and Tribunal administratif du logement of Quebec and the laws of Canada applicable in Quebec. Where this agreement conflicts with the Act, the Act prevails.

7. PERMITS AND COMPLIANCE
The Contractor shall obtain all required building permits and ensure the work complies with the building code and municipal by-laws. Permit costs are included in the contract price.

8. WARRANTY
The Contractor warrants labour for 2-year workmanship warranty from substantial completion and shall return to fix defects in workmanship within that period at no charge. Manufacturer warranties on materials pass through to the Homeowner.

9. CLEANUP AND DISPOSAL
The Contractor shall keep the work area reasonably clean and remove all debris and leftover materials at completion.

10. INSURANCE
The Contractor confirms it carries liability insurance and, where required, workers' compensation coverage for its workers.

11. TERMINATION
Either party may terminate for material breach after 7 days' written notice and an opportunity to cure. On termination, the Homeowner pays for work properly completed to date plus documented material costs; the Contractor leaves the site in a safe condition.

12. DISPUTE RESOLUTION
The parties agree to attempt mediation before starting any court proceeding.

13. GOVERNING LAW
This contract is governed by the laws of Ontario, including the Consumer Protection Act, 2023, and the laws of Canada applicable in Ontario. Where this contract conflicts with consumer-protection law, the law prevails.
